This project involves completing work that was halted some years ago due to issues with the previous contractor.  The clients had been living in only the lower story of the house as it was unfinished in the upstairs area.

The project involves correcting framing issues, and plumbing not completed, some minor issues with HVAC and electrical, completing the two bathrooms (guest and master), stairwell, flooring, interior doors, tile, exterior handrails and decking, plus molding and painting.

Unfortunately, the existing stairwell had to be remade due to an error of what must have been miscommunication:  all the treads and risers were correct except the heated floor tubing was added after the framing.  That added approx. 3/4" to the finished floor which made the 1st riser too short - hence - it was torn out and re-framed as there was no way to make up the 1/8" difference in height for each step up to the next platform.

Radiant floor heating controls and tubing mounted in guest room downstairs.   This control area needs to be hidden with sliding doors like a closet, except it is for servicing the system.

Master sink area: needs cabinets and the relocation of electrical

Master tub area.  Needs more height to the platform, and access hole on the right for the motor on the outside, and framing for some niches.  Shower on the left.


Master shower before: needs new drain, hot mop shower pan, etc.  over the radiant flooring.  Previous plans for a German design system for drainage wasn't approved for use with this radiant flooring, so back to the old school mortar bed install.

Master toilet room: new drain, increase size of doorway from 2' to 2-6"; move wiring, etc.

Guest bath upstairs before: chipped tub, space for the tub is too wide by several inches, drain not properly cutout in floor to allow the drain from the tub to get to the p-trap pipe: it was also covered up by the radiant floor tubing and the tubing had to be moved.  Install niche and fir out the wall for the tub to fit.

Master bedroom: staging area for upstairs.  To be covered with wood flooring.  Molding and paint.


Hot mop.




Floated mortar bed on top of hot mop.  Curb ready for tile, cement board on top of subfloor.


Tub area height corrected, access panel installed (not visible); cement board installed, ready for tile.


Guest bath tub installed, wall expanded for tub width and shelf, niche added.  New toilet flange ready to go.
